Commercial Brokerage

Receivership


We are Forensic Analysts and Managers. As a court-appointed Receiver, R.O.I. provides financial oversight, physical and financial forensics, and onsite and back office property management services. We are a team of real estate, financial and legal professionals committed to protecting, preserving and enhancing the value of real estate and businesses.

R.O.I. has the experience and knowledge to navigate the legal environment of Receivership proceedings for various product types including office, retail, multi-family, subdivisions, hospitality, mini-storage, and other special assets.
 
With an outstanding CPA (Certified Public Accountant)- and CFE (Certified Fraud Examiner)- Managed Receivership Department, including accountants and analysts who have extensive real estate development, management and investment experience, along with full, in-house Property Management staff, R.O.I. serves as a Receiver, on a cost-effective basis, for a number of matters/properties throughout Arizona.

Our approach to Receivership assignments begins with a thorough analysis of the asset(s), including a careful review of all documents that govern/impact the property(ies). Additionally, multiple onsite inspections are conducted to understand all operational issues. From there, we perform an operational assessment. We utilize our findings from both a review of the documents listed below and our onsite review. Through the lens of our expertise in the management, operation, valuation, repositioning and disposition of distressed real estate assets, we synthesize these documents and discoveries to develop and implement our Asset Intake Report. The Asset Intake Report details our findings and explains both short-term and long-term strategies for operations, cash flow, management, leasing, sales, and/or other functions, as applicable. The report describes strategies for adding value by garnering operational efficiencies with contractual obligations, service contracts, onsite employees, and other operational matters.

Through a careful review of all contractual obligations and an in-depth understanding of the operational aspects of the property, R.O.I. accepts, rejects or renegotiates agreements in order to preserve value and mitigate risk.

We also assist lender’s counsel by preparing the proposed Receivership Order to ensure that all issues are addressed in the initial Order. Comprehensive Receivership reports, including opening, monthly, closing and interim reports (until dismissal is granted) are timely filed.
 
Monthly reports are prepared and filed with the court on or before the 15th of each month, and include CPA-prepared financials, a full property/business review, and short- and long-term action/steps for the stabilization and enhancement of the business/property operations.

Real Estate Advisory


We are Experts. R.O.I. provides real estate advisory services to numerous government, public and non-profit agencies. This includes services for the City of Phoenix Neighborhood Stabilization Program, the Community Noise Reduction Program (part of Voluntary Acquisition and Relocation Services), and the State of Arizona, as well as a services as a designated qualified vendor for brokerage services for Desert Mission Neighborhood Renewal, Arizona State University, and the City of Phoenix Aviation Department. Services include acquisition, relocation, marketing and outreach, market studies, highest and best use studies, lease analyses, brokerage, valuation, property management, and more.
